Storefront handovers on Main Street and Montana Avenue
Santa Monica identifies Main Street, Montana Avenue, Pico Boulevard and Downtown among its business districts. For a commercial tenant improvement in one of these areas, the entrance often needs as much attention as the rooms behind it. Fine residue on a door rail or fingerprints inside display glass can remain visible after the floor looks finished.
Mark the boundary between your suite, the shared entrance and the public frontage. Tell us whether cleaning equipment enters through the sales floor or a rear door, and when fixtures or merchandise will arrive. Those details help prevent a final clean from being undone by the next delivery.

What the final clean should cover
The written scope should follow the finished surfaces, not just a square-foot total. Newly installed materials need a compatible cleaning method; labels, paint spots and adhesive require an assessment before removal. Scraping every mark with the same tool can damage glass or a new finish.
- Remove loose construction dust from accessible ledges, shelving, baseboards and door frames.
- Detail counters, cabinets and built-in fixtures where access is included.
- Clean agreed interior glass, mirrors, frames and entrance hardware.
- Vacuum and clean floors using a method suited to the installed material.
- Clean sinks, restrooms and staff areas after installation work is complete.

| Walkthrough item | Suggested scope | Preparation or decision |
|---|---|---|
| Display installation | Clean empty shelf supports, bases and accessible cabinet interiors. | Set the clean before stock blocks access to the fixtures. |
| Street entrance | List both glass faces, tracks and the interior threshold. | Confirm which frontage belongs to the tenant. |
| Opening setup | Identify a separate pass for marks from later deliveries. | Name the final delivery and the person releasing the sales floor. |
Choose the cleaning stage that matches the work
An early clean can remove loose debris and dust so the remaining work is easier to inspect. The final clean belongs after sanding, cutting and most installation work. A later touch-up may still be needed if punch-list trades return, furniture is installed or staff begin setting up.
Ask your contractor which rooms can be released together. A retail floor that is ready today should not become the route for dusty materials tomorrow. Where a project must open in phases, identify a protected access route and a separate completion date for each area. Cleaning cannot replace unfinished construction work or a required building inspection.

Useful photos include the entrance, widest floor area, glass, restrooms and remaining construction residue. Include floor material, approximate area, ceiling height, lift or ladder restrictions, parking instructions and the person who can release the space. Do not send alarm codes through the quote form.
Blended can review the requested scope with you before confirming the schedule. Ask for rough cleaning, final cleaning and any return visit to be priced as distinct stages when they are needed. At the walkthrough, separate a cleaning item from a scratch, damaged finish or contractor defect so the right person can resolve it.
