Define the line between tenant and building cleaning

In a multi-tenant property, a corridor may be the landlord’s responsibility while the suite beyond the door belongs to the tenant. Shared kitchens, restrooms and entrance glass can be less obvious. A marked floor plan or room list is a useful way to remove that ambiguity before quoting.

For more than one building, keep each address and its work list distinct. Similar-looking properties can have different access rules, waste enclosures and tenant hours. A single broad description makes it harder to see where time and cost are actually going.

Prepare a vacant suite for the next step

A suite being shown to prospects may need a different clean from one being handed over after a tenant improvement. Tell us whether the unit is empty, furnished, recently renovated or still holding abandoned items. Send the lease-turnover checklist if there is one.

Ordinary cleaning does not include removing a former tenant’s contents, hauling bulk debris or repairing walls and floors. Name those needs separately. If construction has just finished, use the post-construction service so the dust and installation residue are assessed as part of that work.

Make access and reporting manageable

Choose a management contact who can answer a question about keys, access or additional work. Identify any tenant who must be notified before a shared area is cleaned. Include elevator reservations, loading entrances and alarm instructions where they apply.

When reporting a problem, name the building, floor and specific surface. Photographs can help explain a recurring mark or missed area. Additional work should be agreed before it is added so the invoice does not become the first place a property manager sees an unexpected task.

Can you clean a vacant office before a showing?

Yes, subject to the condition and agreed work. Send the showing date, photographs and any contents that will remain in the suite.

Can several properties be included in one enquiry?

Yes. List each address separately with its area, frequency and cleaning needs so the buildings can be assessed clearly.

Do you remove items left by a tenant?

Bulk contents removal is not included in ordinary cleaning. Identify abandoned furniture, equipment and debris before the job is priced.
