What affects a commercial cleaning quote?

Two properties with the same square footage can take different amounts of work. A mostly open floor has different demands from a fitted office with several restrooms, desks and a heavily used kitchen. The current condition matters too.

Recurring janitorial pricing

For recurring service, the proposal should show the visit frequency and the tasks done at that frequency. Restrooms and food-waste areas can need a different level of attention from lightly used rooms. Tell us staff numbers, public traffic and which days the building is occupied.

Keep supply responsibilities visible. Dispenser refilling, purchasing paper and soap, and taking waste to the collection point are related but different tasks. Also identify periodic work so it is clear whether a monthly or other recurring amount includes it.

Post-construction and one-time cleaning prices

A construction quote needs the stage of the project as well as the size. Dust removal, ordinary debris, glass residue and finish care can vary considerably between jobs. Send current photographs and say whether trades are still working in the rooms being cleaned.

For a deep clean or tenant turnover, identify the surfaces with buildup and the contents that will remain. A vacant suite with leftover furniture is not the same as a cleared room. If the project needs a later touch-up, have that visit described separately before the first clean.

How to compare cleaning proposals fairly

Put the task lists next to one another before comparing the total. Check the cleaning frequency, rooms, glass, floor method and consumables. A lower figure may simply leave out work that another proposal includes.

Ask how additional work is agreed and whether an initial clean is separate from normal maintenance. Read any cancellation, payment or access terms in the actual service proposal. The website is an introduction to the service; the written agreement is where your job-specific terms belong.

Is the first deep clean included in recurring pricing?

Only when the proposal says so. An initial reset can be listed separately from the regular maintenance visits.

Does requesting a quote book the cleaning?

No. An enquiry starts the discussion. The work, price and date need to be agreed before a service is booked.

What if the job changes after the quote?
